Merchant Village, Glasgow
This project emerged from the speculative acquisition of a disused
department store on the edge of Glasgow's core shopping area and
within the historic Merchant City. The initial acquisition was followed
by two other substantial purchases and a large number of small lease
negotiations which created a site of some 3.25 acres. Planning consent
for 324 apartments, 220,000 sq ft of retail space and 170 car parking
spaces was granted and the site sold to Selfridges at a substantial
profit for use as a new flagship store. This deal won the Scottish
property deal of the year award. The project team included Conran
Design as Architects, Tozer Capita as Quantity Surveyors and Griffin
Webster as agents.
Camden - Industrial Unit
Together with our partners European Urban Developments we identified
this site as having potential for a mixed use scheme including new
office accommodation and affordable accommodation. The site was
acquired speculatively with Acton Housing and will be developed
by them upon grant of planning consent.
Owen Street Car Park - Manchester
Speculative acquisition of a car park extending to some 3.25 acres
on the south side of Manchester City Centre. Working with two project
teams including Ian Simpson and Partners and Elder and Cannon as
architects, planning consent was granted for two phases totaling
400 apartments, basement parking and retail space. With in principal
consent for a further two phases of similar mass the valuation of
the property was more than doubled over 24 months.
Clyde Street - Glasgow
Acquisition of small site fronting the Clyde in Glasgow without
planning. Planning consent granted for construction of 52 apartments
designed by Elder and Cannon and sold to Strathallen Developments
for construction within 18 months.
Adelaide Centre - Putney
Construction of 35,000 Square feet of air conditioned office building
followed by market letting and sale of investment. |
